If you are not new to home ownership, you may still have some questions about how the process works and what the exact protocol is. In either case, one part of Glenn and his team’s job as your Realtor® is to ensure that you understand exactly what is going on, what to expect, and what to look out for. Let’s start by telling you a little bit more about the 10-step buying process!

Meet in person

Let’s get to know each other! We will answer all the questions you have durig our first meeting. Once you have decided to work with us, we will meet again for a buyer consultation to determine what is important to you in this new purchase, what your objectives and goals are, and how we will help you get there.

Mortgage Pre-Approval

Getting a pre-approval from a mortgage broker is one of the most important first steps in the process of buying a home. It helps you to establish what you are qualified to spend, and a good professional broker will clarify all of the details around finance, deposits, and closing costs with you.

Create your wish list

Once we’ve established what your price range is, we’ll work with you to set up a solid set of search criteria that speaks to your life style, personal preferences and affordability.

Listing notifications sent to you based on your search criteria

We will set up an email notification program for you to receive any new and sold listings that match your search criteria as soon as when they become available. Our job is to keep you on top of your search!

Schedule showings and attend open houses

Let the fun begin! We will attend showings and open houses together with you so that we can advise you on what is important for you to look out for in a timely manner. Home buying can often be time sensitive!

Make an offer on your dream home

Congratulations now that you have found your dream home! It’s time to sit down together to write an offer. We will analyze the market condition, review comparable sold home data and go over all the possibilities so that you are informed, feel confident and protected.

Submit the offer and get accepted

We will submit the offer to the seller’s realtor based on your instructions and negotiate the offer with full confidence and competence, with your best interest on our mind. Once the offer is accepted, we will move on to the next steps.

Due diligence – Confirm on financing and inspection

Obtaining confirmation from your financing institution guarantees that you will have sufficient funds to complete the purchase of your new home. Hiring a licensed inspector to perform a full range home inspection helps you better understand the home you are purchasing and reduces the risks of having “nasty” surprises after you move in.

Remove subjects in your offer

Once you are satisfied with all the subject clauses in your offer, you will be required to sign a subject removal document and submit the deposit which is usually 5% of the purchase price. You are getting really close now!

Complete, Move in and Celebrate!

Your designated lawyer will be involved during the process and on the day of completion, your lawyer will handle the transfer of money and title. Then, on possession day, we’ll be excited to meet you at your front door to hand you the keys to your new home! And if there is anything you need after you've moved in, our team is here for you. Time to celebrate!
